Job Description

About the Role

The Sr. Commercial Title Examiner role at First American is a unique opportunity for experienced title examiners to work on complex commercial and industrial property titles. As a key member of the National Production Services division, you will be responsible for examining titles, researching public records, and analyzing documents to determine the legal condition of properties. Your work will involve collaborating with a team of experienced title examiners and underwriters to ensure the accuracy and completeness of title reports.

The National Production Services division provides global title and escrow production support across all channels within First American Title, including the Mortgage Services, Commercial, Direct, and Agency divisions. As a Sr. Commercial Title Examiner, you will be working on assignments that are varied and complex, requiring breadth and depth of experience with different types of properties.

What You Will Do

  • Examine chains of title primarily for commercial/industrial properties, as well as railroads, canals, and streets
  • Perform title research and examination of complex title orders requiring a high level of title expertise
  • Abstract and analyze records, such as leases, subleases, acreage, liens, judgments, easements, vital statistics, and plot and map books
  • Determine ownership and legal restrictions and verify the legal description of properties and completeness of records for examinations, including multi-site properties
  • Write title products based on the interpretation and application of procedural guidelines
  • Provide underwriting interpretation within established guidelines
  • Collaborate with underwriters and other team members to ensure the accuracy and completeness of title reports
  • Develop and maintain a thorough understanding of state-specific requirements and regulations
  • Stay up-to-date with industry developments and changes in title examination procedures

What We Are Looking For

  • High school diploma or equivalent required
  • 10+ years of directly related experience in title examination
  • Strong detail and quality orientation
  • Strong analytical and problem-solving skills
  • Customer service orientation
  • Strong MS skill set
  • Knowledge of legal terms used in title documents
  • Ability to read and decipher legal descriptions relating to title orders
  • Experience with complex title orders and multi-site properties

Nice to Have

  • Experience with historical maps and data
  • Familiarity with title examination software and technology
  • Certification in title examination or a related field
