About the Role
The Senior Project Manager, Design and Construction role at Openai is a unique opportunity to shape the company's global footprint and drive the growth of the Design and Construction team. As a key member of the team, you will be responsible for managing the full lifecycle of commercial construction projects, from initial design to final handover. You will collaborate with internal and external partners to ensure that expansion plans are executed efficiently and effectively.The Real Estate team at Openai is dedicated to delivering workplaces that embody operational excellence and elevated aesthetics. As a project manager on this team, you will play a critical role in ensuring that Openai's real estate portfolio supports the company's mission and goals.
What You Will Do
- Oversee and execute a wide range of commercial construction projects simultaneously, from complex retrofits to large-scale buildouts
- Manage capital budget planning, variance tracking, and financial reporting for all projects
- Conduct detailed project estimating, budgeting, and financial analysis to ensure fiscal responsibility and efficiency
- Collaborate cross-functionally with teams like Real Estate, Corporate Security, IT, and Finance
- Engage in continuous improvement initiatives to evolve design and construction processes
- Manage external vendors to deliver high-quality work
- Lead critical project management initiatives and specialty programs
- Develop and maintain relationships with external stakeholders, including contractors and architects
- Conduct site visits to monitor project progress and ensure compliance with company standards
- Analyze project data to identify trends and areas for improvement
What We Are Looking For
- 5+ years of experience delivering commercial interiors and workplace environments
- Background in architecture, interior design, or construction project management
- Experience managing large-scale construction projects, including tenant improvement projects
- Expertise in construction budgeting, forecasting, and financial analysis
- Strong leadership, ownership, and collaboration skills
- Ability to communicate effectively with non-technical stakeholders
- Experience working in a fast-paced, dynamic environment
- Strong problem-solving and analytical skills
- Ability to work in a hybrid work model, with 3 days in the office per week
- Willingness to travel to project sites occasionally
